I responded to the client’s brief to renovate and extend an investment property with the goal of maximising its value for sale. After evaluating various options, I recommended a Complying Development pathway to bypass the council’s DA approval process, streamlining the project timeline. I designed alterations and additions that maximized the gross floor area while adhering to CDC design standards, delivering a practical and efficient solution.
I coordinated the project documentation with consultants and prepared the BASIX certificate, ensuring compliance with sustainability requirements. The site’s proximity to a rail corridor presented additional challenges, including restricted access, mitigating the potential for objects to reach the tracks, and addressing high noise levels. Through careful design and coordination, I resolved these issues while meeting the client’s objectives.
